This year, VLK transitioned from an EOT tourism-licensed rental property to an AMA-registered short-term rental in Greece. The property is now officially registered with the Independent Authority for Public Revenue (IAPR), and operates under a unique 11-digit identification number required for listing on online platforms. Ample notice was provided to operators regarding these regulatory changes, and compliance with this registration – alongside an EOT where applicable – is now mandatory for all legal short-term rentals.
And rightly so…
Some villa owners sadly avoid regulations due to laziness, greed, or a lack of respect for authority, while others find compliance challenging because the legal systems are complicated and difficult to follow. However, by consulting knowledgeable individuals and committing to implement basic safety measures, every private operator should be able to meet these protocols with little graft – there truly is no valid reason for villa owners to ignore them.
Prospective visitors to Rhodes can book villa rentals with confidence by simply verifying that the property is registered with an AMA registration number. We have already put the work in over the years and we have consistently adhered to safety features and insurance requirements with diligence. As a result, our efforts to align with additional protocols have been minimal. At the end of last year, we updated or incorporated several legal safety measures to ensure full compliance for this year and in the future.
We can always offer assurance and confirm that VLK has established specific safety standards, which include the following:
Fire Safety: Installation of fire extinguishers meeting specified size requirements; smoke detectors that communicate to each other are installed across multiple rooms.
Electrical Safety: A full inspection and certification confirming a 10-year safe electrical installation (expires 2036), with a residual-current device (RCD) installed.
Emergency Infrastructure: Provision of illuminated emergency exit signage.
Health & Maintenance: Documentation verifying annual pest control preventative treatments.
Pool Safety: Display of appropriate safety signage and clearly marked pool depth indicators.
First-Aid Kit: Fully stocked in accordance with recognized standards.
Emergency Contact List: Comprehensive listing of all essential emergency contacts for Rhodes.
If private rental owners fail to comply with these requirements, including renting without an AMA or an EOT, this is likely to result in substantial fines or suspension of rental operations – putting your guests holiday in jeopardy.
